Your Home Buying Guide

Buying a home can feel overwhelming, but it doesn't have to be. Here's a clear, step-by-step roadmap so you always know what comes next.

Start Your Search
01

Get Pre-Approved

Before you start looking, meet with a trusted lender to understand your budget. A pre-approval letter shows sellers you're serious and helps you focus on homes in your price range.

02

Define Your Needs

What matters most? Location, schools, commute time, yard space, number of bedrooms? I'll help you prioritize so we find homes that truly fit your life.

03

Tour Homes

I'll curate a list of properties that match your criteria, schedule showings, and help you evaluate each home with a critical but patient eye.

04

Make an Offer

When you find the right home, I'll craft a competitive offer backed by market data. I negotiate on your behalf to get the best terms and price.

05

Inspections & Due Diligence

I'll connect you with trusted inspectors, review reports with you, and negotiate repairs or credits as needed. No surprises at closing.

06

Close & Move In

From final walkthrough to signing day, I'll guide you through closing and make sure everything is in order. Then hand you the keys.

Buyer FAQs

Questions buyers ask most

How much does it really cost to buy a home?

Beyond the purchase price, budget for your down payment (3-20%), closing costs (typically 2-5% of the purchase price), home inspection, appraisal, and moving expenses. I'll help you understand the full picture before you commit.

How long does it take to buy a home?

On average, 30-45 days from accepted offer to closing. The home search itself can take a few weeks to a few months depending on your criteria and the market. I'll keep you informed every step of the way.

What credit score do I need?

Conventional loans typically require 620+, FHA loans may go as low as 580, and VA loans have flexible requirements. I work with lenders who can help you understand your options regardless of where your credit stands today.

Can I buy with little money down?

Yes. VA loans offer 0% down for eligible military members, USDA loans are available in certain areas, and FHA loans require as little as 3.5%. There are also down payment assistance programs in Oregon and Washington that I can connect you with.

What is the first step in buying a home?

The first step is getting pre-approved with a lender. I have a couple of lenders on my team you can choose from. Just contact me with the contact form below and I'll get back to you as soon as possible. Then we can define your needs, set a timeline, and start your search with a clear plan.
