There are also programs that let you put down as little as 3% to 5%, which means $10,000 could cover your down payment and some closing costs on a home in the $200,000 to $300,000 range. And if you're a first-time buyer or have served in the military, there may be even more flexible options available to you.

Let's Talk About Your Numbers I need down-payment assistance
Down-payment assistance programs exist and they help more people than you'd think. In Oregon and Washington, there are state and local programs that offer grants, low-interest loans, or deferred-payment loans to help cover your down payment and sometimes even closing costs.
Eligibility varies based on income, location, and home price, but a lot of buyers qualify and don't even know it. I can connect you with a lender who specializes in these programs and explain which ones you may be eligible for. There's no cost to find out.
Explore Assistance Options I need the seller to help with closing costs
This is actually pretty common. In many transactions, buyers ask the seller to contribute toward their closing costs, and sellers often agree, especially in certain market conditions. It's called a seller concession or seller credit, and it can cover things like loan origination fees, title insurance, prepaid taxes, and more.
There are limits on how much a seller can contribute based on your loan type, but a good agent (that's me) will know exactly how to structure your offer to make it work. We'll talk about the numbers and find a strategy that fits your situation.

You are not alone in feeling this way. Many buyers assume their credit isn't good enough and never take the first step. The truth is that there are loan programs designed for a wide range of credit scores, including FHA loans (which can go as low as 580 or even lower in some cases) and USDA or VA loans with flexible guidelines.

DIY tips for a healthier home, naturally
Natural Pest Remedies
Before you reach for harsh chemicals, the garden might already have what you need. Here are a few of my favorite gentle solutions:
- 1 Peppermint ant spray. In a small spray bottle, combine about 20 drops of peppermint essential oil with 2 cups of water and a splash of dish soap. Shake well and spray along baseboards, windowsills, and door thresholds. Ants hate the strong scent, and your house smells like a tea shop instead of a lab.
- 2 Cedar moth sachets. Save those cedar blocks or pick up a bag of cedar chips from the craft store. Sew them into small cloth pouches (or use old socks in a pinch) and tuck them into closets, dressers, and storage bins. Moths and silverfish stay away, and your sweaters smell like a forest.
- 3 Diatomaceous earth for crawlers. This fine white powder looks unassuming, but it's a marvel for controlling ants, roaches, and silverfish. Sprinkle a light dusting along cracks and behind appliances. It's food-grade safe for pets and people, but it dehydrates insects naturally. Just keep it dry, it stops working once it gets wet.
- 4 Lavender welcome mat. A few drops of lavender oil on a small cloth near entry points discourages flies and mosquitoes from coming inside. Plus, it makes coming home feel a little more peaceful.
Summer Home Care Tips
Summer in the Pacific Northwest is something special, but the heat can be hard on both you and your home. Here's how I manage the warm months naturally:
- 1 Natural mosquito repellent. Steep a handful of rosemary, lavender, lemon balm, and mint in boiling water for an hour, then strain and pour the cooled liquid into a spray bottle. Spritz it on your skin (avoiding eyes) and around outdoor seating areas before sunset. Mosquitoes aren't fans of strong herbal scents, and you'll smell wonderful.
- 2 Keep cool without cranking the AC. Close curtains and windows on the sunny side of the house in the morning, then open everything up once the sun goes down. Place a bowl of ice in front of a fan for a quick DIY air cooler. Cotton sheets and lightweight linen clothing make a huge difference too.
- 3 Protect wood from summer heat. Heat and humidity can warp wood furniture, trim, and flooring. Keep blinds drawn during peak sun hours, use a dehumidifier in damp basements, and dust wooden surfaces with a mix of olive oil and lemon juice to keep them from drying out. Your furniture will thank you by fall.
- 4 Fresh air, naturally. Simmer a pot of water with lemon slices, rosemary sprigs, and a dash of vanilla extract on the stove for a natural air freshener that cuts through summer stuffiness. It makes the whole house feel clean and cozy without any artificial sprays.
A little know-how and some basic herbs can go a long way toward making your home healthier and more comfortable. I'm always experimenting with new recipes on the farm. If you try any of these, I'd love to hear how they worked for you.

Meditation keeps me grounded, clear, and patient, and it reminds me that the best decisions, in real estate and in life, are made with a calm mind.
