FAQ

Frequently Asked Questions

Here are the questions people most often have before calling a REALTOR®. If you don't see your question here, I'm always happy to answer it directly.

How much house can I afford?

Affordability depends on your income, down payment, credit score, and debt-to-income ratio. I work with trusted lenders who can give you a clear picture of what fits your budget. Most buyers are surprised by what they qualify for with the right guidance.

Do I need a REALTOR®?

As a buyer, you typically don't pay the commission. Having a dedicated REALTOR® costs you nothing and gives you an advocate who negotiates on your behalf, explains every document, and protects your interests. For sellers, a skilled agent helps you price correctly, market effectively, and negotiate the best terms.

Is now a good time to buy?

The best time depends on your personal situation, not the headlines. I provide current market data for your target area so you can make an informed decision based on facts. If you find a home you love at a price that fits your budget, that's always a good time.

How much are closing costs?

Closing costs typically range from 2-5% of the purchase price. This includes lender fees, title insurance, appraisal, inspection, and pre-paid taxes and insurance. I'll walk you through a detailed estimate before you make an offer.

What is my home worth?

I offer complimentary, no-obligation home valuations based on real market data, comparable sales, and neighborhood trends. Every valuation is backed by analysis, not guesswork. Let's have a conversation about your property.

Should I sell before I buy?

It depends on your financial situation and market conditions. Some buyers qualify to carry both mortgages temporarily; others need to sell first. I'll help you evaluate the best strategy for your circumstances.

How long does it take to buy a home?

On average, 30-45 days from accepted offer to closing. The home search itself can take a few weeks to a few months depending on your criteria and the market. I'll keep you informed every step of the way.

How long does it take to sell a home?

Average time on market varies by neighborhood and price point, but well-priced homes in the Portland metro area typically sell within 2-4 weeks. I'll provide a market-specific estimate for your property.

What credit score do I need?

Conventional loans typically require 620+, FHA loans may go as low as 580, and VA loans have flexible requirements. I work with lenders who can help you understand your options regardless of where your credit stands today.

Can I buy with little money down?

Yes. VA loans offer 0% down for eligible military members, USDA loans are available in certain areas, and FHA loans require as little as 3.5%. There are also down payment assistance programs in Oregon and Washington that I can connect you with.

What repairs should I make before selling?

Focus on high-ROI updates: fresh paint, clean carpets, updated light fixtures, and curb appeal improvements. I'll walk through your home and give you an honest assessment of what's worth investing in before listing.

How do I prepare my home for the market?

Deep clean, declutter, make minor repairs, and consider professional staging. First impressions matter. I provide a detailed preparation checklist and can connect you with trusted professionals to help get your home show-ready.

What is the first step in buying a home?

The first step is getting pre-approved with a lender. I have a couple of lenders on my team you can choose from. Reach out to me and I'll get back to you as soon as possible. Then we can define your needs, set a timeline, and start your search with a clear plan.

Is Oregon or Washington better for my family?

Both states offer excellent communities and schools. The right choice depends on your tax situation, commute, school preferences, and lifestyle priorities. I serve both states and can help you compare specific neighborhoods side by side.
